Bloubergstrand is the postcard shot — Table Mountain across Table Bay, framed from a beach that's also one of the windiest stretches of coast in the country. That combination shapes almost everything about how homes here are glazed: living areas are built to face the mountain and the ocean directly, with wide, low, unbroken glass rather than smaller punched windows, because the whole point of buying here is the view. It also means there's rarely a neighbouring building, dune or tree line breaking the wind or the light before it reaches the glass.

Full ocean glare is a different brief from Century City's canal-reflected light — it's brighter, more consistent through the day, and unbroken by any structure standing between the window and the horizon. Sunscreen fabric here typically needs a lower openness than we'd specify a short drive inland, to hold the glare down without losing the mountain in the process. On the exterior side, Bloubergstrand sits right in the funnel of the Cape Doctor south-easter that gives the beach its kitesurfing reputation, with regular wind in the 30-50km/h range and stronger gusts exposed to the open beachfront — so awnings, zip screens and external venetians here get the same wind-rated hardware and auto-retract sensors we spec for any exposed West Coast position, non-negotiably.
