Sunningdale sits inland of the beachfront strip that runs Bloubergstrand into Big Bay — walkable to the coast, but built up as an established family suburb of freehold houses and townhouse complexes rather than beachfront apartment blocks. Housing stock here is a genuine mix: older, more modest homes from before the area's growth alongside newer infill and complex developments, which means window sizes and glazing styles vary far more house to house than in a single new-build block. Being a street or two back from the open beachfront takes some of the harshest edge off the wind and the salt spray that Bloubergstrand and Big Bay take head-on, but it doesn't remove the Cape Doctor from the picture entirely — anything mounted outside, an awning over a braai area or a roller shutter on a west-facing wall, still gets a genuine wind rating here, just not always the heaviest-duty spec we'd use directly on the sand.
